Loft de Comfort aims to fulfill Rochester’s need for modern loft-style apartments, featuring four units—two 1-bedroom and two 2-bedroom apartments. Each 2-bedroom unit includes two full baths and an attached garage for added convenience. The entrance, situated along the lot line beside the neighboring property, incorporates a welcoming porch that enhances privacy for residents

The design uses light-gauge cold-rolled metal stud framing with high performance ZIP sheathing, complemented by effective insulation, contributing to excellent airtightness, enhancing thermal performance. The use of a rain screen system with varied cladding panels adds visual intrigue to the exterior, playing with horizontal and vertical patterns to create a harmonious yet contrasting façade that enriches the street view.

The sloped roof adds to the dynamic nature of the design, with integrated sustainability features such as the hidden roof gutter system that channels rainwater towards a rain garden near the porch, reflecting the project’s eco-conscious values. The inclusion of 66 solar panels on the south-facing roof with a 35-degree pitch ensures optimal solar energy performance, significantly contributing to the building’s sustainability goals
